The staff is very, very fiendly! They make you feel like visiting your family, but with very much respect for your privacy and your own space. So is very unique and wonderful feeling! The rooms are very clean and have a generous space. Is the second time we come here and we will definitely come back again! You have inside parking. And is also wonderful if you have the time to visit the family's aceito balsamico farm. All the people we meet here will have a special place in our harts!

This apartment must surely rank as one of the best we've stayed at in all our European travels. The place is spacious and bright and the fixtures and fittings are high-end. The hosts are easy to communicate with and are super helpful. The location is ideal. In all honestly, it far surpassed our expectations. Absolutely superb find this one!

Great location - right next to a wonderful food market perfect for breakfast and dinner. The loft is really quiet with barely any noise from outside. Check in was straightforward, the loft was spacious and warm on a chilly day. Would happily stay again.

Second time I have been there. Apartment is 10 min away by foot from Modena city entre but still quiet. Hosts are mega friendly and provide valuable Tipps where to go.     a 200 year old villa turned into a B&B. The remodeling (probably done during the COVID) is of very high quality The location -- drivable to wherever your destination in Modena is. Nice breakfast, a very pleasant yard. Very efficient staff.

    The area is a picturesque part of Italy. The villa where I stayed was nice, situated in a courtyard at the edge of the road, approximately 12 km from the city center of Modena. The host was friendly and hospitable.

    The location is simply marvellous. A traditional "villa" reworked to be a perfect alternative to anonimous hotels. Charging station for EV, with cheap rates. Super breakfast with dishes (sweet and salted) for every taste- available even products without lactose! Large room with warm colors and very nice bathroom

    Our host Roberto was in constant contact with us. He had arranged for us to go to a restaurant and made the booking. Unfortunately, the boat we took from Patras to Ancona was 8 hours’ late. He waited up for us until 2 am! Villa Matildis is beautifully restored and decorated, with exquisite items of furniture. The bathroom was superb - as was the breakfast prepared freshly for us by Roberto.
