Such a relaxed and friendly couple who made the stay even better with their natural warmth and friendliness. The building is absolutely spectacular. Built in the 12th and 15th centuries with incredible original features it is simply a privilege to stay in such a historic house. The bedroom was perfect and the beds were excellent. The shower room is beautiful and the shower hot and powerful. Excellent cooked breakfast too. Terry could not do enough for us. The outside patio was a little paradise, so relaxing. A real suntrap. And we played table tennis , pool and petanque in the front yard. There is nothing to not like about this place. A haven away from the hustle and bustle of city life. Highly recommended. We will be back!! Thank you Terry and Lynette. You are an amazing couple and fabulous hosts.

I booked this property last minute for my bridesmaids as I had been let down by someone else. Sarah was incredibly kind, helpful and accommodating with check-in times to allow everyone to get ready! Communication was great and everyone commented on how wonderful and comfortable the property was. Thank you for helping make the run up to my wedding stress free!

    This accommodation is ideally situated very close to the centre of Sudbury. Parking is nearby and free. Sudbury has a range of interesting historical and artistic sites to visit, as well as being close to the River Stour and pleasant countryside.

    We visited on the last Saturday/Sunday in the month and there is a marvellous antique and collectible fare at the Long Melford school 5 rooms with a very varied items for sale and the people were so friendly and there is also drinks and snacks/cakes available. We ate in the Swan in Long Melford which was excellent food and service and exceptionally priced. Our total for 2 courses and drinks came to less than a main course at a local "fine dining" restaurant

    Sudbury is a great place to visit.

    Sudbury is a great place to visit. There is something for everybody, the Town Centre is lovely. Lots of great pubs nearby as well. Fantastic walks all around by the Mill. A great brewery at Nethergate well worth a visit.

    Larger than we expected, absolutely great for walking and taking in the architecture and walk by the river stour. Lots of shops, places to eat and Gainsborough’s home and museum an absolute must. All of this is walkable.

    We only stayed in Sudbury because we were visiting a friend.

    We only stayed in Sudbury because we were visiting a friend. Did not venture into town but didn't look like there were that many shops. All our sightseeing was out of town - Bury St. Edmunds and Ipswich. We were able to catch the train to London there.

    The room was very quiet being in the cottage and not the main hotel, we had breakfast which was an interesting time . the fruit selection was very limited as was the cereals provided the coffee was served in jugs so that you had no idea which jug to use therefore you could either get hot or warm coffee why not geta machins as other hotels do service was not exixtant even with 3 waitresses tables were never cleared etc hot food was good

    Absolutely discussing only words I gave to describe my stay. I left the hotel feeling dirty cold. On arrival the 2 men behind the desk were rude. Couldn’t find my booking & ushering me off! I paid £74 before my arrive. I had conformation emails from booking.com and according to the staff my emails where not conformation ( I still find crazy) after 35 minutes finally spoke with booking.com & booking was confirmed.

    Good value for money. Half or nearly half the price of two other Sudbury based hotels. No breakfast & no reception to report to, makes for a relaxing departure. Nice view of river,poss swans & ducks. Room spacious, comfortable, decor quite nice. Plenty of towels provided. Usual hot drink making facilities ok.

    It was great value with such a friendly host. Please remember that it is a very old property so it won’t have the silence of a specifically built modern hotel or the impersonal taste. It was quaint and unique and the scrambled eggs on toast were delicious
