The property is non-smoking and is set less than 1 km from Kansas Memorial Stadium. We spent a lot of time on my alma mater's campus which is where the Oread is located. We ate breakfast at the hotel restaurant and server Chloe was outstanding at service and hospitality. It was really busy on Saturday as we watched the football game at the bar with many other people. And we had a fabulous time in great part due to her hard work and attitude. I was an HR Director for thousands of employees at the US Forest Service and high potentials always impress me. Hotel is very nice and clean. The parking garage is safe and important as campus parking is always a challenge otherwise.

The room was excellent. It was two bedroom, 2 bath, with a living area, a dining area, kitchen and work area. Overall, it was about 800 square feet. It seems like it's designed for longer term visitors to Washburn U but we only stayed one night. Parking is right outside the door although we stayed on the third floor and it was a walk up. The price is about the same as for a mid grade hotel room elsewhere in town. It's also quite convenient to the local hospitals and the downtown. It's more like a boutique hotel at a budget price.
Our first room was designed as expected and we were excited to have a space for us and a space away from our kids that was in the same room. The second room was smaller but also cooler. The pool was great for the kids. It wasn’t too big or deep for our kids to splash around in.
